Why the address matters.

On the water

Sullivan's, IOP, Kiawah, Seabrook, Folly and anything fronting the marsh get salt-air treatment: brass and copper fixtures, stainless hardware, and connections sealed properly. Aluminium doesn't last out there.

High water table

Much of James Island, Johns Island and West Ashley sits low. That changes how deep we trench, where a French drain outfalls, and whether the low corner needs a catch basin or just regrading.

Well vs city water

Plenty of properties out toward Awendaw, Hollywood and Ravenel run off a shallow well. Pressure and flow are different, iron staining is a factor, and the zone layout has to respect what the pump can deliver.

Historic districts

Downtown has narrow side yards, old brick, mature root systems and rules about what can be attached to a façade. Small courtyards need fewer, better-aimed fixtures and hand-dug trenching.
